More complex jobs — three-car garages, heavily packed spaces, or estate cleanouts — also run 2–3 days. We always compress the project into as few days as possible and schedule around your calendar.
Photo Assessment Policy
To guarantee transparent pricing and ensure our crew arrives with the proper equipment, all flat-rate bookings require the submission of 3 to 4 clear photos showing the current state of the garage from different angles.
The Garage Reset reserves the absolute right to review these photos to determine project eligibility. For severe accumulation or hoarder-level cleanouts that exceed standard safety, labor, or volume parameters, we reserve the right to decline the project or present a custom, renegotiated quote before scheduling service.
What's Included in Your $749 Flat-Rate Cleanout
Our signature flat rate covers the sorting, hauling, and disposal of standard residential garage clutter. This flat rate includes up to one (1) full standard 16-foot box truckload (or equivalent trailer capacity) and up to 6 hours of on-site labor for a two-person crew.
Timeline
A Garage Reset cleanout is completed in one day. A Garage Reset + Organization takes 2 to 3 days depending on the size and complexity of the garage, as does any unusually large or heavily packed job. We minimize the number of days on site and schedule around you.
Deposit
The Garage Reset is a free estimate — there is no deposit. A $100 deposit applies only to the Garage Reset + Organization project, covering the photo review and the organizing scope and layout plan. It is applied as a credit to your final bill when you work with us.
Exclusions & Additional Fees
- Excessive Volume: Any garage requiring more than one full truckload or 6 hours of labor will be billed at an additional prorated rate of $150 per quarter-truckload, always discussed and approved with you before loading.
- Heavy Debris: Dense materials like concrete, brick, dirt, tile, shingles, or heavy construction debris are subject to a weight surcharge due to Wake County commercial landfill tonnage fees.
- Hazardous Materials Surcharge: Unlike standard junk, hazardous materials (including wet paint, chemicals, propane tanks, car batteries, or motor oil) require specialized commercial processing. We can safely haul and legally dispose of these items for an additional hazardous handling fee starting at $95, depending on the volume and type of materials.
